Lease Evaluations

Services include the review and analysis of proposed leases. The terms and conditions in these leases are translated into a discounted cash flow financial model that compares the Base Rent, Additional Rent, Operating Expenses, Tenant Improvement Expenses, Concessions, Moving Expenses, and all other considerations influencing the economics of the lease alternatives on a Net Present Value Basis. The study shall include a narrative report including the pros and cons of each of the candidate lease opportunities along with recommendations for action.
