Eric Müller founded Pro-ject International, Inc. in 1994 in Tampa, Florida. His vision was to provide an outsource solution to property owners, investors, corporate users, lenders, governmental agencies, and other professionals practicing in the real estate industry, to engage the corporate real estate skills and experience otherwise only found within development companies.
Pro-ject International, Inc. is continually involved in projects ranging from small to very large complex real estate and construction projects that advance growth and progress in the communities Pro-ject International works to serve.

Our Purpose
The world of commercial real estate has become increasingly more complex in all aspects, from the technical issues to legal and governmental controls, finance, and operations. Anyone seeking to either acquire land or existing buildings, build new facilities, or lease existing premises, must navigate through a foreign list of complex decisions representing great financial risk and which consumes extensive time away from their primary business functions.
Typically these challenges include hidden conditions that are not readily identifiable at first examination or overlooked by inexperienced non-real estate professionals. For example:
- Environmental and regulatory issues
- Inherent property existing conditions, title provisions, deferred maintenance
- Stormwater control, height, density and land-use restrictions

Many of Pro-ject international’s clients do not have the in-house technical expertise, or the local expertise, or the time available to dedicate internal resources to identify the strategies and the process to advance their facility objectives, and manage and resolve the real estate challenges encountered.
