A prestigious eleven-story, multi-tenant office building in the Westshore/Tampa International Airport Business District consisting of 193,000 SF of Class A offices as well as a 6-level 180,000 SF pre-cast concrete parking garage offering 640 parking spaces.

The building is comprised of a steel frame superstructure design and construction, architectural pre-cast, granite and glass curtain wall exteriors. There was extensive use of marble in lobby finishes and interiors, and state-of-the-art building MEP systems.Developed as speculative office, 30% pre-leased prior to construction completion and 98% leased within 12 months thereafter, and achieved among the highest rental rates ever in Westshore at the time.
